With the way that tipping etiquette changes based on the country you’re in or even the region, it is no wonder travelers get confused over how much to tip.
Just where did this strange custom of tipping come from anyway. Wikipedia tells us that the phrase itself comes from a 16th century verb tip which means to give unexpectedly. Everyone easily identifies the term today as a gratuity for excellent service.
When you travel you should try to remember that those who are helping you along the way, making your trip more enjoyable are typically paid low wages and rely on tips to supplement their income.
Your first chance at tipping will come at the airport and try to be prepared with some single dollars so you have the correct change. If you take a taxi or limo there you should be ready with $2 or $3 minimum and more if it was a long distance or the driver helped you with your baggage or took extra measures to get you there on time.
There will also be sky captains at the airport to assist you with your luggage and their usual is $1 per bag. More if a bag is especially heavy.
You will have plenty of opportunities to tip when you arrive at your accommodations.
- The bellman follows the standard of $1 per bag when he shows you to your room and again upon checkout. Consider tipping more if any bags are extremely heavy or if he provided any added services.
- If the doorman hails a cab a $1 tip is appropriate and more if he assisted you with any bags or shielded you from the elements with an umbrella.
- For parking attendants consider a $1 or $2 tip appropriate when your car is delivered.
- Coatroom attendants traditionally receive $1 or $2 if there is no fee for the service. If there is a fee a tip is not needed.
- The most forgotten people are the hotel maids. The standard for tipping maids is $1 per person for every day spent at the hotel. Maids are easy to forget because you typically don’t see them but leave your tip in a clearly marked envelope or they won’t touch it.
Tipping for entertainment and dining
While on your trip you will have opportunities to dine out and enjoy what the area has to offer for entertainment. This will present you with more tipping opportunities.
- Wait staff typically receive between 15 and 20% of the bill prior to adding tax. Before you tip make sure that the gratuity was not already added to the bill as some establishments do this for large parties. Oh, and don’t forget that room service waiters are also included.
- If you are part of a tour consider tipping the guide or charter bus driver. The amount really depends on the type of service and length. $1 is standard for a half day group tour and $2 for a full day. Private guides should receive more.
- Don’t forget that bartender who has been serving you. By tipping with that first drink you will ensure that the next one will be there on time.
- When you get special assistance from the concierge or are expecting assistance with tickets, reservations or other entertainment $2 to $10 is a standard tip. If you know you are going to need help arranging something special you should consider tipping the concierge $10 to $20 upon arrival.
Sometimes you may feel it appropriate to tip the servers or wait staff on the last day of your stay. To do this, make sure that you genuinely thank them for making your stay so enjoyable while discretely handing them their tip. To avoid awkward situations take care of change issues beforehand. There is nothing more awkward than asking for change while showing your appreciation.

It may be an economic slowdown or an ominous recession, either way its getting more important to save some money when you can. Here you will find some helpful tips to come out of the financial uncertainty stronger than ever.
Two quarters of consecutive negative growth is when economists will start calling it a recession. Consumers tend to feel the market downturns a little more quickly. No matter what we are calling the current economic environment, consumers are hurting. Most people are searching for new ways to decrease their spending in order to cope with the rising cost of living.
Consumers can see that the cost of living is clearly on the rise. There have been double digit increases in the cost of heating oil and gasoline in addition to increased prices for and other essentials. The consumers are feeling the pressure from all sides. This means that as business start to feel more pressure workers wages will likely be held or depressed which will make the situation for workers who are also consumers even worse. The kind of pressure consumers are feeling are causing them to search for imaginative ways to save.
Coming up with solutions for saving in a downturn like this takes more than sacrificing that $5 Starbucks coffee or bringing a lunch to work. For consumers feeling the pinch it will mean more significant lifestyle changes. All of the tips for saving here may not be right for everyone, but they can at least be thought provoking.
People can take a look at their transportation because gas prices are making consumers feel the pain every time they refuel their gas tanks. Some answers to saving lie in transportation with some difficult choices to be made.
The first and obvious choice is to get rid of that new car and drive a used one. When consumers are feeling the pressure they need to consider selling that expensive new car and get a more affordable used form of transport. Of course they will need to factor in how much is owed on that new car, how much it is worth and the availability of used cars in the area. Consumers who can make this solution work could save themselves hundreds of dollars every month. Some may even be able to get rid of a car payment all together and still have reliable transportation.
Becoming a one car family may also be an option. It was not that long ago when most families owned only one car. Now it is commonplace for there to be two or even three vehicles in a driveway. By getting back to the single car days of old, households can dramatically cut the costs. There is no doubt a move like this will be a sacrifice and might not work for some. When struggling to make ends meet it is an option that should be considered even though it might be hard to make work.
When it comes to transportation the most painful of all solutions is to get rid of the car entirely. It might not be realistic for everyone because the public transportation system is different everywhere, but where there is good public transportation consumers can consider getting rid of the car entirely and riding the bus. This move may be extreme, but the savings could be huge when you consider the car payment, insurance, gas and maintenance.
Telephones can be a big expense for most households and most have extra services they either don’t use or need. Households can take a long look at those bills for land line and cell phone service to find ways to cut costs there. Some may be able to eliminate unneeded services to lower the costs and others might get rid of that cell phone entirely. Those that use their cell phones most may be able to close out that land line.
For those that are only casual cell phone users the answer could be a pre paid cell service. It is actually more expensive, but if the cell phone is rarely used it might be best option to lose that monthly cell phone bill.
There are many monthly bills and cable television is an easy one to get overlooked. The costs of cable television services can easily top $100 per month which is a considerable amount when you’re struggling to meet expenses. Cutting cable may seem like a huge step for some while others can do it without thinking twice. However important or unimportant it might be, the cost savings that can be achieved by simply cutting it means that it has to be considered.
An alternative for some cable subscribers is to use movie by mail services at a much smaller cost, that way movie lovers can still get some steady entertainment while pocketing the savings.
Homeowners should not overlook the roof over their heads. Downsizing might be a good move for those looking to cut costs even in the current housing market. Home values might have fallen in the area, but they have fallen across the board. That means the price of that smaller house down the block has also fallen. With the prices down across the board there might not be a real loss.
Many homeowners today have more home than they need anyway, especially homeowners with children that have moved out. While the kids were home that larger home made sense, but no it might just be a financial drain. Larger homes are not only more expensive, they cost more to heat, maintain with higher real estate taxes. When downsizing, homeowners can realize a gain from the price difference and save on their cost of living going forward.
Options like these may not be right for everyone, but those feeling pressure from the current economic situation can consider these options to make their lives more financially secure. Those who are not ready for actions as extreme as some of these might find smaller ways to save. Using cost cutting techniques will not only help to prepare us for possible recessions, it can also help build a nest egg for retirement.

The real estate market is surely one of the most fickle minded beasts known to man. In one year, investors can make a killing selling off homes when they are its peak price range, and availing of mortgages when the rates are down. In the next year, though, every investment could just be on the verge of a breaking even plateau. However, the forecast for the next few months seems to be more than encouraging - and accordingly, people are saying that this is the time to buy.
Real estate market analysts say that there seems to be something brewing in the air - something intangible that is making home investors, even single-family-rental-home investors put down good money on one or more property / properties. Now, this seeming phenomenon is happening even amidst problems with national economy and major upheavals on the Wall Street. So what is it that is floating freely around, making home owners buy, buy, buy?
First of all, players in the real estate market are seeing a steady decline in mortgage interest rates. Now, if that is not something that you will perk up to, then we don’t know what will. According to the Mortgage Bankers Association of America, the opening week of April 2008 saw the 30-year fixed mortgage rates plunging from 5.98% to 5.74%. This sudden dip in rates has created a chain of positive events.
After that first week, there was a mad scramble for loan applications from all over the US. Small time investors who wish to avail of properties of their own were suddenly talking to loaning agents and plunking in a few thousand bucks on the counter (figuratively speaking, of course.) This resurging interest in the market has of course, made other people take notice and those uncertain home buyers had higher likelihood of finally acquiring their own domiciles.
According to analysts, conventional conforming loans, particularly those offered The FHA and other government backed mortgage agencies have seen a 21.2% increase in loan applications in that short a time. On the other hand, other mortgage agencies are not doing so bad either - with their share of 11% increase in applications. So you can see, more and more people are actually keeping a solid ear on the ground when it comes to the real estate trends. These players in the real estate market arena are not all professionals; some of them are regular folks scouting around for the best home deals possible - and being smart about it too.
Something is certainly stirring the natives restless because further study proves that overall real estate sales are stabilizing far better than anyone has dared hoped. New home sales have dropped to 2.1% and the total inventory of unsold houses from last month’s sales has dropped to about 3%. You may not consider these two factors important, but the state of these affect the real estate market big time. When new sale percentage is high, and there are more unsold houses sitting unnoticed, home prices are bound to surge - not just a little, but in leaps and bounds. As of late, everything seems to be steadily declining: from mortgage rates to unsold houses stat. This is certainly the time to go hunting for that dream home of yours.

Every day bottled water works its way further into our daily routines to the tune of Americans alone spending $16 billion on bottled water a year. This amounts to roughly sixty million empty plastic bottles being sent to the landfills every single day. If you need some reasons to kick the bottled water habit here are just a few.
In an age when nearly every day the prices of gasoline hits a new high that brings additional groans from consumers, we as consumers spend $1.29 on a small bottle of water without thinking twice.
To break that down into numbers for you the standard bottle of water holds 16 ounces. That means eight bottles of water make up one gallon. At $1.29 per bottle of water we are paying $10.32 per gallon of water. That amounts to about 3 gallons of gas and we pay it with a smile every time we purchase a bottle of water. How can we look with utter disdain at those Hummers driving by while we sip from our bottle of Evian water?
If you’re living in San Francisco where the water is supplied from inside the Yosemite National Park the water is pure enough that the EPA does not require that San Francisco filter it. You could refill that bottle of water you paid $1.29 for once a day, every day for over 10 years before it would cost you $1.29 from the tap.
If you’re thinking that it ends there you may want to consider some of the other impacts. I mentioned earlier about the sixty million or so plastic bottles that are being discarded to landfills every day. Filling up landfills with plastic bottles that leach contaminates into our soil while they take hundreds of years to degrade.
Manufacturing plastic costs us in other ways also. It is estimated that between 7% and 8% of the worlds fossil fuels are being used to manufacture new plastic accounting for millions of tons of fuel every year.
Think about this also as you scowl at those Hummers driving along the roads. How do you think that bottled water gets to the shelves and into your hand? Most of the popular brands such as Figi or Evian are imported from other countries and have to be shipped great distances.
You may also realize that water is heavy. It weighs 8 1/3 pounds per gallon which makes it so heavy you can’t fully load an 18 wheeler that is hauling it. They need to leave empty space. When our society is so concerned for energy consumption and the effects of global warming why are we transporting bottled water from Fiji, Italy and who knows where? All we need to do is give the tap a twist.
There is also a cost during purifying and packing the product. The water plant in Fiji is state of the art and runs 24 hours a day preparing and packing water. This requires an electricity supply that is uninterrupted. To make sure they have power the company supplies its own electricity with 3 large diesel generators. They say that the water comes from one of the last pristine ecosystems on earth, but the bottling plant is clouded in the haze of diesel fumes.
So here is how you can kick the habit.
The first thing that you need to do is get over it. Bottled water is not safer or better than tap water. Tap water has additional government oversight gives it less risk of any contamination. It costs only pennies per gallon and has fluoride additives to aid in the health of your teeth.
Next get a good filter you can use to remove any chlorine or minerals that may be in your tap water. This will make the taste from your tap nearly identical to bottled water. You should also get a bottle that you can reuse so when you’re away from the house you don’t have to purchase bottled water.
Mix up your water once in a while by brewing some iced tea you can keep in the fridge. You can also add some lemon juice, raspberries or fruit to a glass. Another suggestion would be to purchase some “to go” drink mix packs and mix them up in your reusable bottle.
Make use of the water fountains that are easily accessible in most areas and enact your own personal bottled water ban.

I have a few websites and anyone with a website will tell you they want to rank highly in search results. I can tell you that there is also a dark side to being popular. A dark side that makes it bitter sweet.
The dark side is that popular websites don’t just generate client calls, they generate solicitations. That is right solicitors are turning to the internet to find targets for their calls.
One of my websites (not the Authority Directory) causes me to get continually bombarded with telephone solicitations. I market this website in several ways one of which is pay per click ads.
Now you’re going to tell me that I should take my phone number off the site. Sure I could do that and I also could go out of business. It is a service oriented business and potential clients need that number to call me. I should be somehow protected, after all every phone number I have is on the federal and state no call lists for solicitations.
Up until today I always thought that these solicitors would do a search and click on the organic results to get to my site, find my phone number and call me. How naive I was.
I got a call today from one of these solicitors. I generally get anywhere from one to three a day that call me and want to sell me guaranteed position in Google, Yahoo and MSN search results.
This call put a whole new perspective on these solicitations. I always tell solicitors that I will talk to them but if they are selling anything other than Girl Scout cookies I am not buying.
Then during her pitch she mentions how she is looking at my site right now. They are always looking at my site right now. If you ever answer the phone to someone looking at your great site right now get ready because they are going to try to sell you that first spot on Google in just a minute.
She also mentions how she saw my Google adwords ad during a search and her placement would be less expensive at a fixed cost $5100 per month. So she continues on her sales pitch and is telling me how she can get me top position for some obscure search term. I let her know that for the terms I am interested in, I am already on the first page organically.
After telling her three more times politely that I do not buy anything from solicitors I finally manage to get off the phone. That is of course when it hit me.
These solicitors are not finding my site from organic results they are finding them from pay per click ads. She saw my adwords ad and clicked on it to get my phone number. What better way to find a business that is willing to pay for search result placement than by calling those that are already demonstrating they are willing to pay for placement via pay per click?
That solicitor not only took up time that is valuable to me, but she cost me money when she clicked on that pay per click ad to get to my site in order to get my contact information. When I realized that, well I was not too happy about it is all I will say.
Telephone solicitors have evolved into something worse than before. They used to grab a phone book and start calling. At least that did not take up my advertising budget, but now they are using pay per clicks to find targets, clicking on the ads to find phone numbers and then calling those numbers.
That single phone call not only cost me my time, but her clicking that ad cost me $4 in advertising. Then multiply that by 1 to 3 a day.
Just how much this is costing consumers and generating in revenue for Google I can only guess. If I am getting a couple calls a day from this tactic it has to be an unimaginable amount of money.
I have already contacted my Senator and let him know about this. If they can pass a law about a no call list maybe they can pass a law for a no click list.
Edit:
The owner of the company - Ideal Positions - replied with the following:
“Thank you for bringing this infraction to our attention. After your communication to us we immediately pulled in everyone from our sales force and reiterated our intolerance for clicking on sponsored ads, or originating offers to those already known to be in sponsored positions. Any such future acts will result in immediate termination.”
And went on to explain that it was the error of one person and not company practice.
Since then I have also received an apology from the person who originally contacted me with the solicitation.
Though I am not sure about it being one individual and not a widespread practice, the apology of the solicitor did seem sincere. Because of that I have removed the contact information for the that person and the company.
I would encourage you to ask any solicitors how they got your contact information if you participate in any kind of pay per click programs. They may be costing you not only your time, but adding extra expenses into your advertising expenses.

It seems like most people don’t really have a clear understanding of the differences between a web directory and a search engine. The basic and fundamental difference between the two is in how they obtain information about and attach relevance to websites.
A search engine will search the internet with an automated process using spiders or robot crawlers to follow links and index the sites they find. Search engines attach relevance to sites based on the text they find within the sites they crawl and a few other factors.
Web directory listings are a much more manual process on the other hand, but the results are typically of higher quality. In the case of web directories, site owners will submit their websites to the directory under categories that are suitable to the sites content.
These submitted sites then go through a manual human review process by the editors of the directory to make sure the site is of quality and relevant to the category submitted to. In some cases the editors may find a poor quality site that is rejected or they may find upon review that it really relates better to another niche category and relocate it there.
Basically it boils down to quality and how website information is obtained and categorized. While a search engine may return results to a query quicker than a manual search through a directory, the results of a search engine query can be of a lower quality than the directory listings.
The sites listed in a quality directory will have been reviewed by humans for quality of content and relevance to the topic. The results from a search engine are web sites indexed by automated spiders and in many cases contain spam or just don’t have the content that you were looking for. How many times have you gone through all the sites returned by a search engine only to have to search again with a different phrase because you did not find what you wanted?
What is the importance of a Web Directory?
A web directory plays many important roles on the internet that relate to search engines and internet traffic. Let’s cover a couple and start with the roles they play for search engines.
Like we just discussed quality web directories contain web sites that have been reviewed by humans for quality and content relevant to its category. Search engines look to web directories as a trusted resource to help them establish the relevance and quality of any given site. When search engines develop a trust factor with a quality directory it will bring its voracious appetite for crawling content to the directory frequently to find and index the quality resources it finds there. The search engine can then easily categorize and rank the value of the sites there as it trusts that human directory editors have already reviewed it.
These links from trusted web directories then help your website to rank higher in search engine results for relevant searches and improve the quality of the search engine results for internet traffic.
Another way web directories are important to the internet is as a destination for visitors to find quality resources.
As we already discussed the human reviewed resources in a quality directory are more trusted than spiders which are driven by software and code. The search engines themselves value trusted directories for the resources they list knowing they have been reviewed by humans. It is only natural that people who are in a hurry to actually find the resource they are seeking would turn to a quality directory to find it. This search traffic results in direct traffic for the resources listed within the directory.
Links from a quality web directory that is trusted by the search engines will not only bring you targeted traffic through direct links it will also let the search engines know that your site has been reviewed by human editors is quality and has content relevant to the niche. This will help to increase your ranking in search engine results for queries related to your niche.
What are the SEO Benefits of Directory Submissions?
There are few big benefits that we will cover and the first one is obvious. It gives you a one-way link as a doorway to your web site. Not just any old link though a quality link from a human reviewed directory which search engines value to help them rank search results.
Your link from a directory will contain anchor text that will further assist search engines in categorizing the content of your web site and help you to rank higher for queries related to that content.
Plus directories will send you traffic that is targeted to the products, services and content offered on your website.
So the reason you should submit to quality web directories is to accumulate valuable, trusted one-way links to your website that will build the credibility of your site in the eyes of visitors and search engines and increase your online exposure.
Getting your Site Ready to Submit to Directories
Now that we have explained the relationship of web directories and search engines, the importance of web directories and a few of the primary benefits what should be done to get ready to submit your web site?
The main thing to remember now is that quality, trusted directories are reviewed by humans and what you need to do is convince the editor that your site deserves to be listed. To do that here are a few things you should check prior to submitting your site for review and consideration.
Your site should be easy to navigate through in order to find any important pages. If you have navigation that is unclear or confusing the editor may never see it and not be able to give a thorough evaluation of your site. This could cause your site to be declined when it might have been included.
You should have a fast loading site. The editor that reviews your site may have dozens to review and a page that takes ages to load will not be looked on favorably by the editor or traffic in general. Check your sites loading speeds prior to submitting to make sure there are no problems with it loading properly.
Visitors to your website should be able to immediately identify what your site is about. A visitor should not need to read through paragraphs of text just to figure out what your trying to convey with your site. If you make it clear and get to the point your customers, client and the editor also will appreciate it.
A web directory will have many categories to which you can submit your web site. In some cases it may seem like there are a couple that it could fit into, just make sure to choose the category that you feel most relevant to the topic of your site. Take a little time to search through the categories offered until you find the category you feel is right.
Read the guidelines offered on the submissions page and do your best to follow them. Plus some additional tips can be found in the post Directory Submission Tips.
If you have a quality site and follow these guidelines you site will stand a much better chance of being accepted.

Link bait is the hottest new buzz word in the SEO world. When link baiting you create content that will naturally attract links to your site by getting others to discuss it on forums, link to it, talk about it, blog about it and post it on social bookmarking sites.
Link bait has been around for a while, but the problem is that most people just don’t fully understand what it takes to implement it in a link building campaign. I get the impression that some might even consider it a black hat technique which might be why it is not used as frequently in building links.
Really link bait is a form of link building with a bit of a unique twist to it. The twist is what makes link bait a fun form of link building. Rather than having to search out relevant links, you are bringing links to your site through providing unique, valuable and popular site content.
For all you sportsmen it is like online fishing. First you generate content and post it on your site, then let the internet traffic take notice. Just like in fishing where you have to wait for the fish to bite, you wait for others to notice the fresh content and link to it. Unlike fishing what we are hunting for is the link.
The key is the content and its promotion. When link bait is done properly it can create a large number of links to your site without too much effort.
Creating the Hook
There are really five different forms of hooks that all the ideas we will cover in the next section can be categorized into.
- The News hook - You report on news within your industry, but make sure it is a unique take on it and not just a rehashing. Cover it in a way that no one else caught or several different viewpoints. You might even try to prove another story is false.
- Contrary hooks - Contradict another’s point of view that is prominent and well known to make the article controversial while giving supporting evidence.
- Attack hooks - These go just a step beyond a contrary hook and take it beyond the level of just debunking a theory to the level of a personal attack or flame.
- Resource hooks - These are more of a collection of resources and information, breaking it down for people. It is kind of a distillery of viewpoints broken down with a personal take.
- Humor hook - With this technique you can post funny stories, jokes or funny pictures and anything else that you think others may review and place a link to.
Ideas for Link Bait Hooks
- Make a valuable online resource with quality information, reports lists and history.
- Conduct interviews with famous, respected or knowledgeable people in the niche and publish it.
- Build a tool that people find useful.
- Run an event that is news worth such as a contest.
- Write an article that is interesting, controversial or explains how to do something.
- Be the first to report news on topics in your niche.
- Expose a scammer or unethical practices in your niche.
- Write some content that is funny or a joke about someone famous.
- Write from a view point that disagrees with a popular authority view.
- Make a free template, theme or software that visitors can download and use.
- Post a theory that is outrageous, but back up that theory with logic and facts.
- Become an expert in your niche and post valuable information and ideas.
- Be the first at researching and documenting a topic or idea.
Link Baiting Steps (the 11 Steps)
- Put together a list of blogs which relate to the topic niche with contact information.
- Put together a list of forums that also relate to the topic and sign up for membership.
- Create some quality, value added content such as a free eBook, top ten list, how to guide, tutorials, free templates, free software, free internet tools, tutorials, etc as already covered.
- Post the free value added content onto your website which visitors will have free access to.
- Now write and submit a press release pertaining to your free content for distribution.
- Use the contact list you compiled for bloggers in the same niche and send them the free content with a link to your site and a copy of your press release.
- Go to the forums you signed up with and post a thread that notifies the forum members of your free content with a link to the content on your site.
- Write several new articles which relate to your free content, embed links in them to the free content and submit them to article directories.
- Do some link building to the free content on your site and use the title of the free content as the anchor text in the link.
- Now you can sit back and with some luck watch the free backlinks appear and analyze how that brings additional traffic to your site.
- As a last step in the process it may be a nice gesture to send a thank you email to anyone that may have assisted you (such as the bloggers) in the process and reward them with a link if you feel what they offered was useful.
If you want to establish yourself as an Authority Site and are concerned over the amount of link building that it might take to do so, you should consider adding link baiting to your arsenal along with quality directory submissions. If you have the right content it can be an effective method of building your brand, reputation, links and most of all traffic to the content on your website.

I think that we can all agree that there are a few basic necessities of life. Those necessities include water, food, air and shelter. Everyone has expenses associated with shelter whether it is rent or a mortgage. Sure your home could even be paid for, but what about the costs of property taxes, utilities and maintenance? These expenses will vary with different conditions and locations, but you can clearly see there is a ongoing housing cost for everyone.
Most of the financial planners today will advise clients that they should try to own their homes free and clear when they reach retirement age. It seems logical as it is nice to have one less expense when you are on a fixed income. With that one less monthly expense there is a lot less financial pressure to cover the costs of the basic necessities, travel or recreation. A home with no mortgage gives you a cost that remains fixed at zero while other costs may actually adjust with inflation.
There is another side to this story. Some advisors would make a case that home equity could be better used elsewhere. Taking this point of view would mean that a good financial strategy would be to actually have a mortgage while in retirement.
The Principal Financial Group conducted a suvey in 2007 which concluded that aproximately 60% of those in retirement actually did own their homes outright. The current trend is indicating that number is decreasing and will continue to decrease in the future. That really brings us to the question of should retirees really want to own their homes free and clear.
The normal housing process
Most people in their lives will follow a similar track when it comes to housing. What happens when they get to retirement will depend greatly on how well they stick to the trend.
When first starting out in adult life most people are just beginning career. They don’t have the savings or the income needed to make a home purchase. Most will start out by renting an apartment or home for shelter.
Somewhere along the rental path a person will begin to understand that all that rent could just about equal a mortgage payment for a nicer place of their own. By either saving a down payment or taking advantage of first tie home buyer programs that person will purchase their starter home by securing a mortgage against the property.
Then as the home appreciates in value and the mortgage payments pay down the balance of the mortgage, the home owner finds the equity position in the home growing. Perhaps the home owner finds their income growing due to raises or their family situation requires a move to a larger home. Whatever the reason the home owner decides to use that equity that has built in the current home to make a down payment on a larger move-up home.
At this point people will start to settle in. The family situation will stabilize with a career on track and the home equity in the current home will also begin to increase. What else should they use this equity for but to finance other projects that present themselves. Perhaps the kids are hitting college age and the equity will be used for tuition or to just clear up other debts.
What will you do after that?
You are closing in on retirement and kids are leaving the nest. By now your home equity should be fairly substantial between the effects of appreciation and debt reduction from payments. Now because of the refinance to pay for tuition or reduce debt you could still have a substantial time left before the mortgage is paid off.
To most people the thought of owning their home free and clear at this point is still appealing. It makes a certain amount of sense. After all there would be no monthly housing payment and no rent. There would only be the usual expenses including maintenance, taxes and utilities. There is a lot to be said for this when you are on a fixed income.
The thing is there are scenarios that most people just don’t anticipate. Situations change as we do not live in a stationary world. People will find themselves in trouble even when the home is paid for because property values still increase. This causes property taxes to increase. Maintenance and utility costs will also increase and before you know it even retirees that own their homes can be in trouble because of inflationary effects on other expenses.
Occasionally a home owner will use savings they have accumulated to pay off their mortgage, however this may not be the best choice. Home owners considering this option should also review the possiblility of refinancing their existing mortgage to obtain lower payments. Though many retirees do have an aversion to a mortgage while in retirement, banks don’t have any problems with qualifying them. The banks primarily consider the ability to make the payment and will have the home as collateral.
There are financial planners that do not consider the equity in ones home as a high quality asset due to the insecurity, lack of liquidity and the rate of return. So for them it does not make sense to convert good assets in the form of savings into home equity.
Your individual mortgage strategy
Really what the decision comes down to is how else could that money you would use to pay down your mortgage be put to use. Could it be invested in a way that creates a better return? What this really means is that each and every situation is different, but all options should be considered. What might initially look as the most appealing option may not really be the best option.

If you want to get people to your site effectively, search engines are the way to do it. The biggest problem that webmasters encounter is that no matter the niche, keyword ranking is competitive. Add to that the fact that surfers don’t generally look more than one or two pages deep on the search results. What you should know is that the internet makes it possible for smaller companies to compete well against larger companies with more assets.
If you like competition that is what is fun about competing against rivals for keyword position. To get the chance to beat down large companies for competitive keyword ranking is challenging. You won’t win all the time, but you can win some of the times with a consistent link building campaign.
Link building can be one of the most effective ways to rank highly for keyword searches when used properly. The key elements for search engine algorithms are quality and quantity of links. Without good linking your site will not rank highly for competitive keywords that are effective for bringing visitors.
Where can I get links?
Web Directories
If your goal is a quality link to get you maximum search engine benefits you should submit to quality web directories. A quality directory will charge a fee to review your website prior to listing it on its pages. There are also free directories and they are less effective for the search engine benefits you’re hoping to achieve. If you are thinking in terms of free directories think quantity. You may need to submit your site to hundreds or thousands of free directories to achieve the benefits equal to one quality directory.
Article Directories
Try writing articles on topics related to the content of your website and submit them to article directories. Article directories allow for a resource box where you can link back to your website. This can bring inbound links to your site from content related to your website. Make sure that you not only link back to your home page but to pages within your website that are the most relevant to the topic of the article. Deep links will help with indexing your site completely.
Web Blogs
You should seek out blogs that relate to the topic of your website. If your site deals with topics on auto repair search the term auto repair blog and visit those sites. When you find a post that you can leave comments that add to the post do so. Most blogs allow for a link back to the commentators website. Keep your comments on topic and do not spam the blogs of others.
Forum Postings
Find forums online that relate to the topic of your website in the same manner you found blogs. Find discussions in the forum that you can add to and leave your comments. Forums allow for signature links and these can provide a back link for your site and generate some traffic in addition.
Write Press Releases
Write a quality press release in the same manner you wrote an article. Do not use excessive hype or sales speak. Submit the press release to distribution services which you can find with a quick Google search.
Submit Content To Social Bookmarking
Develop quality content on your site in the form of posts or articles and submit them to social bookmarking sites. These sites allow surfers to organize their bookmarks on the web in one place. The more people that book mark your site in these services the more links you will get back to your site.
On the internet it is all about getting traffic to your website. Inbound links facilitate that traffic in many different ways that are both direct and indirect. By consistently and proactively building links with an effective campaign you can achieve the traffic results you are looking for.

One of the key elements for any online business is traffic. You hear it time and again from webmasters that continually work to increase the traffic to their website. There is no doubt that traffic is important, but this post will explore how to work that traffic for better conversions once they arrive.
After all, what good is all that traffic if it does not convert?
An often overlooked way to increase the conversion of traffic into the desired action is to make landing pages relevant to what the visitor expects to see when they arrive on site.
As an example if you are an online store and running a banner ad on a related site for a sale on widgets. The mistake that is so frequently made is to direct that banner ad to your home page.
The visitor that clicked on that banner ad for widgets is coming to your site to see widgets. The only reason that you should direct the traffic to the front page is if it is filled with an assortment of widgets. Otherwise direct the banner ad to the page within your site featuring your assortment of widgets.
The risk that you run when you do not give the visitor what they are expecting is they will immediately leave. We are in a world that demands immidiate gratification and when visitors arrive we should do our best to meet or exceed their expectations. In this case we achieve that by having widgets waiting for them so they can quickly select the product and make the purchase.
If you make them search around through several other pages of your website you are really not serving the needs of your customers. Market efficiently and direct potential clients to what they desire to increase your traffic conversion.
